We have obtained a copy of a letter that was sent to all residents of Ocean Club condominiums in Atlantic City, New Jersey on Friday, February 25, 2022.
In short, at this time all residents of Ocean Club Condominiums are not permitted to use their balconies as structural assessments will be conducted.

The City of Atlantic City ordered the balconies to be screwed down. Balcony doors will be able to open three inches for ventilation.
Work begins this Monday, February 28, 2022, and will continue for approximately two weeks. We spoke with several residents. They are not happy with this latest development.
Residents must provide a key to the manager and arrange for work to be done on the door. Since the City of Atlantic City has become involved, the letter states that if residents do not do the above, “the city may take action against you, or the association will cause the lock to be released from your unit in accordance to his easement rights in the principal deed.”

The balconies being closed to access do not pose a threat to fire safety according to the fire marshal.
In 2017, the east-facing balconies were plastered. Management is currently working to obtain permission to keep these balconies open.
For owners who have requested or are requesting certificates of occupancy, an engineer has inspected the balconies and will determine if the railing and concrete are safe prior to issuance.
